What makes buying a condo (Strata in BC) different than buying a single-family home? Well, you are not only buying a place to call home, you are also buying a 'share' in the common-owned condominium complex. You get to own all the good things about the complex, and you need to know about everything else that may affect your home, the property and your wallet. The condo documents generally provide the following: corporation financials, the budget, AGM meeting minutes, the reserve fund study, report and plan, the bylaws, and possibly, any special assessment. A critical review of condo documents, which will help you to assess the financial picture and governance workings of that complex, is vitally important.

In the majority of cases, the Purchase Contract will list, under the Conditions, those Condominium Documents with which you should become familiar. Your Realtor will request that the documents be supplied to you within a certain time frame (your condition date). It is during this time that you have the opportunity to have a review done and understand these documents. This is critical in purchasing a condo property and one that will allow you to have a better understanding of the documents and what condo ownership entails. By your condition date, you will then have all the information necessary to proceed with the purchase of your home.
