Documents needed for a purchase of a resale unit

Please provide the following selection of documents. Call or email us with your condition date and arrange to send over your document package.  Please try to allow us 3 to 5 business days to complete our review of all documents.

  • Current Operating Budget and Condominium Fee Schedule

  • Registered Condominium Plan (if available)

  • Most recent Special Assessment letter (within last 18 months) if it occurred

  • Balance Sheet for year to date (from last month) including how much is in the reserve fund

  • Most recent Audited Financial Statements (last 2 years if available)

  • Reserve Fund Study and Reserve Fund Plan

  • Registered By-Laws (and any proposed changes)

  • Any House Rules and Regulations

  • Annual General Meeting Minutes (approved & unapproved)

  • Board Meeting Minutes (last 12 months, approved & unapproved)

  • Any recent Newsletters that may be available

  • Current Insurance Certificate for the Corporation

  • Management Contract (if they have a management company)

  • Most recent Post-Tension Report (if the building is post-tension)

  • Engineering Reports on any aspect of the Building (if any have been done)

  • Restrictive Covenant on Parking (if parking is titled)

  • Parking Lease (if there is one)

  • Architectural Restrictive Covenant (if there is one)

  • Recreational Agreement (if there is one)

  • Party Wall Agreement (if there is one)

  • Offer to Purchase or Sales Agreement

  • MLS Listing and any realtor-provided information on the unit

  • Phasing Agreement (if the complex is being developed in stages)

  • Easements and Right-of-Way Agreements

  • Life Lease Agreement (if this complex is for older residents on that basis)
